New Business:
2. 195 Page Mill Road [08PLN-00000-00295]:
A request by Hohbach Realty Company Limited Partnership for Major Architectural Review of a mixed use, 157,387 sq. ft. building on a 2.41-acre (net) site within the GM zone for a floor area ratio (FAR) of 1.5:1, with approximately 50,467 sq. ft. of research and development use and 106,920 sq. ft. of residential use consisting of 84 rental dwelling units. The project includes requests for: (1) a Design Enhancement Exception to allow the building to exceed the 45% maximum site coverage by 3%, and the building overhangs to extend beyond the 5% allowable overhang area, (2) two Concessions pursuant to California Govt. Code 65915-65918 to allow the residential use in the GM zone and to allow the additional 1:1 FAR to accommodate the residential floor area, and (3) two Variances to allow a zero rear setback where 10 feet is required, and a 5 foot interior side setback where 10 feet is required, per RM-40 regulations. A draft Initial Study and Mitigated Negative Declaration were prepared and circulated for public review beginning November 2, 2009 through December 1, 2009.
